What you get
- Flood risk tier (descriptive banding, not a black-box score).
- Depth at each agreed return period at the property footprint.
- Nearest watercourse and a short topographic context note.
- The hazard layer version, date, and methodology reference used for the result.
- Links to the underlying hazard map for that catchment if you want to inspect the broader context.
Delivered per address as a short PDF/structured data pair, or batched as CSV/Parquet for lists.
How it works
- Geocode. The property is geocoded and matched to a hazard layer. If no layer exists for that location, the result is a clear “no layer” output rather than an inferred score.
- Hazard attachment. Depth at each return period is read from the layer at the property footprint, not the centroid, when coverage permits.
- Tier. A descriptive tier is assigned from banded depth thresholds. Thresholds are published; we do not use a proprietary curve that you cannot audit.
- Evidence pack. Every scored property includes the hazard layer reference, date, and methodology link.
Availability
The capability is live as a per-report or batched lookup service today. A self-service API is on the roadmap but not yet available — Insurance risk platform tracks that work. If you need API access for integration, let us know what shape you need and we will quote it or add it to the platform roadmap.
What this is not
This is a data-product service, not a consumer-facing portal or a marketing score. We do not provide scores to homebuyers or publish them to online real-estate channels.
